TREASURER'S REPORT:

Omaha Operating Account:

$10,981.96

Pacific Premier Account: $55,937.74

Mutual of Omaha Account: $11,427.01

Total amount: $78,346.71

REPORTS:


1. On October 26, 2024, $3673.00, required per unit for a special assessment was passed. Totaling $58,768.00 to be paid back into the Monticello Manor reserve account. To be paid in full within the next two years, either as a monthly option or a total sum per each owner discretion.

2. The submitted Mills Act report was accepted for 2023.


NEW BUSINESS:

1. Unit 9, Ms. Roquemore, was advised to speak with the management company regarding the  painting in her unit after the plumbing repairs.

2. Unit 4, Connie Milner, was advised to call the management company regarding the repairs needed after her leak. Mac Padilla to follow up.

3. Mac Padilla will be keeping track of all the Special Assesment payments from each owner. After three months of a lack of payment action can be taken.

Monticello Manor HOA Board Meeting November 26, 2024

TREASURER'S REPORT:

Alliance Operating Account: $40,344.31

Alliance Reserve Account: $11,443.98

Pacific Premier Account: $67,943.74

Total: $119,732.03


REPORTS:

1. Western Rooter cleared the drains in the laundry room on August 29th.

2. The driveway sink hole was repaired, compressed and filled by California Paving and Grading on September 13th. Estimates and inspection of previous work was done by, Green Team, Infinity Plumbing, American Leak Detection and Aragon Asphalt.

3. The US Treasury requires a Beneficial Ownership Information filed for all HOAs under the Corporate Transparency Act. This was filed before the January 1, 2025 deadline by our management company, Cardinal Management.

4. A bicycle was stolen from Unit 4's balcony. We're making all owners and their renters aware to secure their units with extra locks and be vigilant about trespassers.

5. Michael Morgan, Unit 16, would like to install a security gate at the steps of the rear units. This would be considered a fire hazard because it is the only exit for the two units. The steps need to remain clear and open.

6. Monticello Manor has a leash requirement for all dogs, no matter the size. We are letting the owners know to make their tenants aware that the garden area and lawns are not a dog park. All dogs are to remain leashed in the communal space.

7. All HOA dues and payments are being processed by Alliance Association Bank. The address is on the payment booklet. Please call Cardinal Management if there are any questions.

8. Summit Roofing was contracted for the roof repairs over Unit 12 on April 8th.

9. Western Rooter cleared the mainline blockage affecting Units 13 and 14. This also resolved the intermittent leak into the #3 garage.

10. Our management company and the Monticello Manor board needs all  contact information for all tenants and owners. This includes phone numbers and emails. Please keep us current as this allows us to keep you informed regarding emergency repairs and other important information.

11. The Mills Act report with our requirements will be prepared and submitted.

12. Some Special Assesment payments are delinquent. Mac Padilla  will be following-up regarding the non-payment and taking action for the Monticello Manor Association.


NEW BUSINESS:

1. Future plumbing repairs will be determined by a professional inspection of the buildings.

2. A five percent raise of our monthly fees will go into effect starting January 2025.

3. Michael Morgan, Unit 16, would like the garage light replaced and is assuming the expense. Howard Piller to follow-up with him.


Our next meeting is scheduled February 25, 2025 information to follow.
